Today’s real estate market is going to test those theories. In today’s real estate market, it is super challenging to not only get an offer accepted but also to be one of the top three offers submitted on any given property.

You have to be READY not only emotionally and but physically and have the endurance to be able to make multiple offers as well as look at several properties before you have a property being accepted.

You have to be WILLING to be competitive because right now the ratios are between 20 buyers to every one property. Which means you have to be competitive in making offers anywhere between 15 to 20 thousand dollars over the appraised value.

You have to be ABLE realistically to close the transaction within 21 to 30 days. As we are getting offers accepted whether it is on the buyer’s side or the seller’s side we have to make sure that the transaction can be closed.
